The Real Estate Data Aggregator counted 15 homes for sale in ZIP 06088 during the three months ending July 31, 2026. That is up 50% from a year ago. More choice is real. But 2 months of supply means buyers still have to move fast.

Two months of supply is well below the six months that signals a balanced market. Added inventory has not loosened things much. Sellers still hold most of the cards.

Buyers are competing hard

The Real Estate Data Aggregator found that nearly 3 in 4 East Windsor homes sold above list price in that period. The average sale came in at 105.2% of asking. That is up 3.2 points from a year before.

Prices dipped a little, but not much

The Real Estate Data Aggregator put the median sale price in ZIP 06088 at $265,000. That is down 0.7% from the same three months in 2025. A small dip, not a slide. Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.1% year-over-year through the second quarter of 2026.

What renting looks like nearby

Mortgage rates are worth watching

CNBC reported the average 30-year fixed mortgage rate at 7.45% on September 24, 2026, according to Mortgage News Daily. That is a real cost for buyers. It shapes what they can offer, which shapes what sellers can expect.

In short
  1. East Windsor added inventory, up 50% year-over-year per the Real Estate Data Aggregator, but supply stayed at just 2 months.
  2. Nearly 3 in 4 homes sold above list.
  3. Prices edged down 0.7%.
  4. This is still a market where well-priced homes move.
