Enfield buyers are still moving fast despite high mortgage rates
Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted 67.6% of Enfield homes going under contract within two weeks of listing, in the three months ending July 31, 2026. That means sellers still need to be ready from day one.
CNBC reported the average 30-year fixed mortgage rate hit 7.22% on September 16, 2026. That same report said homebuyer demand fell 19% from a year ago, nationally. Enfield did not follow that pattern. The pace here stayed close to last year, down only 3 points on the two-week share.
Prices are still climbing here
The Real Estate Data Aggregator put the median sale price in ZIP 06082 at $356,500 for the three months ending July 31, 2026. That is up 5.3% from the same months of 2025. For comparison, the Federal Housing Finance Agency reported U.S. house prices rose just 2.1% year over year between second quarter 2025 and second quarter 2026. Enfield outpaced the national number by a clear margin.
Most homes sold above asking price
The Real Estate Data Aggregator found that 78.4% of Enfield homes sold above list price in the three months ending July 31, 2026. That share is up 2 points from a year ago. The average sale came in at 105.3% of list price, though that was down 1 point from last year. Not every home sailed over asking, but most did.
Supply is still very thin
The Real Estate Data Aggregator counted just 64 homes for sale in ZIP 06082 during the three months ending July 31, 2026. That is down 3% from a year ago. Months of supply sat at 1.3 months, also down slightly. Nationally, Realtor.com reported median list prices fell 1.3% year over year in August 2026 and 20.4% of listings saw a price cut. Enfield is a different story: supply is tighter, not looser.
New listings rose 8.8% and pending sales jumped 18.5%, both per the Real Estate Data Aggregator. More homes came to market and buyers snapped them up. That is why inventory stayed so low even with more listings arriving.
What this means for you
If you are selling, the Real Estate Data Aggregator shows the median home sold in just 13 days, 6 days faster than a year ago. Price it right and be ready to move quickly. If you are buying, demand nationally is softer, per CNBC. There is a little less crowding than last year. But 1.3 months of supply leaves almost no room to wait.
- The three months ending July 31, 2026 showed Enfield moving fast.
- Rates are high nationally, per CNBC, but local buyers kept pace.
- Prices rose, most homes sold above asking, and supply stayed tight.
