Enfield prices rose even as mortgage rates stayed above 7%
Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That is real pressure on buyers. Yet Enfield prices did not fall.
The Real Estate Data Aggregator counted a median sale price of $357,000 in ZIP 06082 for the three months ending August 31, 2026. That is up 4.5% from the same months of 2025. For owners, that points to steady value. For buyers, higher rates have not pushed prices down here.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Enfield's 4.5% gain ran ahead of that pace.
Homes sold faster and buyers paid over asking
The Real Estate Data Aggregator found the median home in Enfield went under contract in 14 days. That is 5 days shorter than a year earlier. Nearly 3 in 4 homes sold above their list price. Buyers are still competing here.
The sale-to-list ratio slipped 1.7 points to 104.4%. That is a small admission: overbids are a little less fierce than last year. But selling above asking is still the norm, not the exception.
More homes sold, and more came to market
The Real Estate Data Aggregator counted 171 homes sold in Enfield, up 22.1% from the same period in 2025. More buyers closed deals even with rates above 7%. Supply rose too. There were 79 homes for sale, up 17.9% from a year earlier. Even so, months of supply slipped to 1.4 months. That is still a very thin cushion for buyers.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Enfield's inventory is growing, but it is nowhere near that kind of relief.
Rates are still a headwind
CNBC reported the average 30-year fixed rate fell slightly to 7.41% as of October 21, 2026, down from 7.50% the week before. That is a small move. Rates are still high. CNBC also reported mortgage applications to buy a home fell 7% for the week and were 18% lower than a year ago. Nationally, buyers are pulling back. In Enfield, 171 homes still closed.
Realtor.com noted that 20.8% of listings nationally had their price reduced in September, the highest share since October 2022. That is not what the Real Estate Data Aggregator is showing for Enfield, where 74.3% of homes sold above list price.
What this means for you
