Glastonbury prices held nearly flat while the U.S. kept rising
Here is the one fact that changes what you should know as a Glastonbury homeowner. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. In Glastonbury, the Real Estate Data Aggregator counted a median sale price of $587,500 for the three months ending August 31, 2026. That is down 0.4% from the same months a year before. Price gains were not broad this year. That means your home's value deserves a close look, not an assumption.
Prices held up better than that small dip suggests, though. The Real Estate Data Aggregator found that 76.4% of Glastonbury homes sold above list price in the three months ending August 31, 2026. That share is down 5.3 points from a year before, so the edge buyers face is a little softer. Still, more than three in four homes cleared their asking price.
Sellers are still getting more than they ask, on average. The Real Estate Data Aggregator put the average sale-to-list ratio at 105.6% for the three months ending August 31, 2026. That is down 1.7 points from a year ago. Homes are not giving up ground fast, but buyers have a little more room than they did.
Homes are taking a bit longer to sell
The Real Estate Data Aggregator recorded a median of 30 days on market for the three months ending August 31, 2026. That is 12 days longer than the same period a year before. Not every home sold fast. Sellers who priced carefully still moved quickly. The ones who did not had to wait.
Supply is still very tight. The Real Estate Data Aggregator counted 57 homes for sale and 1.6 months of supply for the three months ending August 31, 2026. That is up slightly from a year before, but it is still a low number. Buyers have a few more options than last year. Not many more.
Mortgage rates are adding pressure for buyers
CNBC reported the average 30-year fixed rate at 7.37% as of October 28, 2026. That follows a run-up CNBC tracked from 6.8% to 7.6% during September 2026. Realtor.com noted rates surged above 7% for the first time since January 2025. Higher rates slow decisions for buyers. That is part of why the Real Estate Data Aggregator found pending sales in Glastonbury down 20.3% from a year ago.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Glastonbury is not the national market. But that context matters. Buyers across the country are getting more selective. That is showing up locally too, with the Real Estate Data Aggregator finding the share of Glastonbury homes going under contract within two weeks down 10.5 points from a year ago, to 63.2%.
New listings also pulled back. The Real Estate Data Aggregator counted 121 new listings for the three months ending August 31, 2026, down 14.2% from the same period a year before. Fewer sellers are listing. That keeps supply low even as demand softens a little.
