Wethersfield Prices Rose While Sales Also Moved Up

The one fact that changes what a Wethersfield homeowner should know: the Real Estate Data Aggregator counted 97 homes sold in ZIP 06109 in the three months ending August 31, 2026, up 5.4% from the same months a year before. More homes sold, and the median price rose too. That combination points to steady demand in town.

The Real Estate Data Aggregator put the median sale price at $435,000, up 3.6% from the same period in 2025. For context, the Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Wethersfield outpaced that national number by more than a full point.

That outperformance matters because the national backdrop was not easy. Realtor.com reported mortgage rates topped 7% for the first time since January 2025. CNBC reported the average rate on a 30-year fixed mortgage sat at 7.37% as of October 28, 2026. Nationally, CNBC also noted pending home sales dropped 7.3% from August and were down 11.3% year-over-year in September. Wethersfield moved the other way.

Homes Still Sold Fast, and Often Above List

The Real Estate Data Aggregator found that 69.1% of Wethersfield homes sold above list price in the three months ending August 31, 2026. That share was up 2.8 points from a year before. Nearly 7 in 10 homes selling above list is a meaningful signal of competition among buyers.

The average sale-to-list ratio was 104.6%, according to the Real Estate Data Aggregator. That slipped just 0.4 points from a year before. A small dip, but sellers were still getting more than they asked.

Speed was another story worth watching. The Real Estate Data Aggregator counted a median of 29 days on market, which was 15 days longer than the same period a year before. Not every home sold fast. Some took longer to find a buyer. That is worth knowing before you price.

Still, the Real Estate Data Aggregator found that 65.2% of Wethersfield homes went under contract within two weeks of listing. That share was up 2.8 points from a year before. So while the median time rose, a strong majority of homes moved quickly when priced well.

Supply Ticked Up, but Stayed Tight

The Real Estate Data Aggregator counted 40 homes for sale in ZIP 06109 during the three months ending August 31, 2026. That was up 11.1% from a year before. More choices for buyers, but still a thin supply overall.

Months of supply came in at 1.3 months, per the Real Estate Data Aggregator. That was up just 0.1 months from a year before. Nationally, Realtor.com reported active listings grew to 1.16 million homes. Wethersfield's inventory grew too, but at a much smaller scale.

New listings fell. The Real Estate Data Aggregator counted 88 new listings in the period, down 6.4% from a year before. Fewer owners chose to list. That kept supply from growing much, which helped support prices.

Pending sales also stayed healthy. The Real Estate Data Aggregator counted 89 pending sales in the period, up 4.7% from a year before. That lines up with the rise in closed sales and suggests demand held into the fall.

On the mortgage side, CNBC reported that purchase applications rose 4% for the week ending October 28, 2026, even with rates at 7.37%. Realtor.com noted the ARM share of mortgage applications climbed to 11.3%, the highest in more than a year. Some buyers are finding ways to make the numbers work.

In short
  1. In the three months ending August 31, 2026, Wethersfield prices rose 3.6% to $435,000 and 97 homes sold, up 5.4%.
  2. Nearly 7 in 10 homes sold above list.
  3. Homes took a little longer than a year ago, but most still moved in two weeks.
  4. Supply stayed tight at 1.3 months.

One more thing: these numbers cover all of ZIP 06109. One street can read very differently from the whole ZIP code. A block near a park, a school or a main road can see its own pace and price. The ZIP-wide picture is a starting point, not the whole story.
